Plot Plans

A detailed plot plan tells prospective and current property owners exactly where everything on their property is located. Buildings, pipe locations, boundaries, and planned construction of new structures or roads, are part of the layout within a plot plan. Plot plans also indicate any potential issues property owners might need to be aware of, such as grading and threats of flood or encroachment from adjacent plots. Plot plans are often required by mortgage lenders or property purchasers.

Plotting maps are part of a cooperative municipal plan that includes:

  • any legal considerations either in the property’s history or potential situations, such as right of way disputes, or planned infrastructure, such as roads or fences
  • buildings and obstructions above and below the ground
  • clarification of whether buildings or permanent structures are within that property’s boundaries
